Staging the outside of the house counts!



Staging the outside of the property is as important as taking care of the inside - after all, the buyer’s first impression will be of the outside and the landscaping of the property – the curb appeal!

Without spending a lot of money on professional landscaping services, some basic cleaning, decluttering and staging the outside of your house can make a big difference.

  • The lawn (front and backyard), the hedges, and the flower beds must be trimmed and the leaves and the grass trimmings raked.
  • If in season, plant some annuals – a quick and inexpensive way to brighten up the outside.
  • Keep the walkway and the front entrance clean, neat and clutter free – pick up all toys/bicycles/garbage/tools/construction materials and anything else lying around the property (front, side and back) and store them away.
  • The front door and the windows must be visible and free of vines. In season, put some plants/flower baskets on the front porch. Get a new plush doormat, you can always take it with you.
  • Does the front door or the trim need a fresh coat of paint? Are the windows dirty? Is the mailbox clean and in good condition? Are all outside lights working and free of cobwebs and dust?
  • Pay attention to the driveway – does it need to be cleaned, resurfaced or sealed?
  • Don't forget the backyard (and the sides of the house) - the buyers WILL walk around the property and will notice any flaws or clutter which will make them wonder about the inside.
  • Make sure the deck and the outside furniture are in good condition and clean. Put some flower boxes, if in season.

  • When the work of staging the outside is complete, walk across the street and look at your house as it compares to the rest of the street. That’s what the buyer will do!

    A backyard before the staging Same backyard transformed
    This backyard was in serious need of TLC!. As the property itself was converted into two condos, newly renovated and a new deck was added in the back, making sure the yard looked clean was a MUST! Our crew worked hard over a weekend, cleaning and decluttering the backyard. New grass was layed down and a few plants added. The total expense came out to approximately $1,000 but what a difference!

    In a home staging project everything counts, so let's not forget to stage the outside of the property. Home Staging is the art of preparing your property for sale – make it look its best and you will benefit from it. Stage your house – sell your house!
