What are the features home buyers want in 2018?
If you understand the features home buyers are looking for and you are able to offer most of them, then your house will sell fast and well.
Some features are the basics, which you MUST know and address as you prepare your house for the marketplace. Let’s look at these first.
People buy space, not necessarily size. Whatever size is your house, create as much space as possible by de cluttering it and rearranging the furniture. Particularly, storage space in the garage is highly valued.
You can’t go wrong with hardwood flooring. If possible, take out the carpet and replace it with hardwood or, at least, good quality laminate flooring (the choice depends on the value of the property, as well).
SPACIOUS AND CLEAN KITCHEN
Everyone loves a beautiful kitchen. Update it as much as possible, but do NOT do a full renovation if you are planning to sell immediately. At the minimum, de clutter, clean, paint, change cabinet handles, etc.
Bathrooms rank high on the scale of desirable features in a house. My advice is the same as above – update the bathrooms as much as you can, but don’t do a full renovation (some exceptions can apply, on a case-by-case).
NICE OUTDOOR SPACE AND LIGHTING
People enjoy their outdoor living space more and more. It can become an excellent selling feature for your house. A nicely landscaped yard, a deck or a patio, nice outside furniture, exterior lighting will wow your potential buyers and will serve as an extension of your house.
The other desirable features home buyers want are maybe less obvious and potentially a bit less important (in general), but they are part of an important trend and are not to be ignored:
SEPARATE LAUNDRY ROOM
A well organized laundry room with a sink, counter and some cabinets is a dream for many home buyers. If you’ve got one, show it off!
ENERGY EFFICIENT HOUSE
As the utility costs are rising, the buyers are looking to potential savings in that area. Roof and wall insulation, new windows and doors are all important features to the home buyers.
The millennials as well as the baby boomers are the largest population segments liable to purchase a home (some are buying their first home, some are upgrading and some are downsizing:)). They are interested in a low maintenance, well updated property. Turn-key house is king!
As more and more people work from home, a comfortable home office space is therefore becoming a must. Be creative, sometime a large closet, a nook or a well defined space in the basement will do the trick.
SMART HOME TECHNOLOGY
Especially younger home buyers are technology savvy and like a smart home features which can be controlled through their phone. I don’t think it’s a must (yet), but certainly a plus 🙂
